More Planning Worries For Yate

Many of you may have read a story written a few weeks back regarding the development planned for the Peg Hill area.

When I first heard of the development I was concerned about the lack of information available regarding new drainage, sewage and other amenities  such as transports links in this development, and now it seems that others may be concerned too.

Reading an article regarding the Barratt proposal for 250 homes,  it appears that some council members also feel the same. Although there is a need for new affordable housing in this area, they are concerned that giving the green light to this project  at this time could mean that Barratt are not required to pay their fair share of costs in the improved infrastructure.

The article stated that more than 170 people turned out at the public exhibition, so does this mean that many others share my concerns?

I’m not sure how the area would cope without improved transport links and it is a real concern of mine that Yate could be left to foot the bill for the project. I am all for these homes, I believe there should be affordable developments to keep Yate growing, but I don’t want it to be at a severe cost to Yate.

What do you think about the development? Are you concerned about the infrastructure improvements?

    Apologies - previous comment was posted in error. It was about to say i completely agree with the statement that our local villages are used as our pathway to the M5 being insane. Why haven't South Glos looked at this? Why do we have to use a dangerous rat run instead of decent road network?

    i think there needs to some deep consideration into upgrading our existing road networks. It seems to me that our current road system just cant cope with the volume of traffic. I completely

    Ah - very true there IS in fact another route out of Brimsham. Thanks for pointing it out. I fully agree with your comment too. Seems like Goos Green Way (both ways) and Station Road are both severely under pressure already then?

    With respect to davidmiller66 it's not true that all traffic has to go down Peg Hill as there is another road out of the Brimsham development. I agree, however that traffic is a big problem in Yate, but that isn't just a developers problem. The local authority has spent zilch on new road building in and out of Yate/Sodbury over thelast 35 years. Yet traffic has increased massively in that time. Traffic in Yate would be vastly improved if the Road to Nowhere was completed . At the moment ALL South Yate commuter traffic has to go down Station Rd to Westerleigh Rd or down Nibley Lane. Once you get to Iron Acton the road system peters out into glorified cart tracks. Where is the Yate link to the M5.......through countless tiny villages..........Well done South Gloucestershire...... Does that mean no development for Yate? NO, it means the Local Authority has to stop absolving itself of the responsibility for constructing and maintaining an adequate transport network throughout the whole of South Gloucestershire, especially around it's largest stand-alone population centre.

    I live in The Dingle so the development would not really impact my views or noise pollution. But I am very aware of the traffic problems already experienced in the local vicinity. Already, all traffic from Brimsham needs to go down Peg Hill to get into Yate or Bristol. The traffic at peak times is quite bad, taking some minutes to get out of Gravel Hill Road. Although to get to the M4, traffic can go via Chipping Sodbury (St Johns Way) the traffic queues along Goose Green Way (YTFC to Tescos) are really bad at peak times. It is required that some traffic relief is put in place to eliminate the congestion above if planning consent is granted.
